To suit our clients exacting requirements, we ran in parallel a planning application (which was consented) for the conversion of the approximately 7,500sqft of commercial space into 8 modern residential apartments, and a phased refurbishment of the seven existing residential flats.

Each flat was comprehensively reformatted and refurbished within five weeks, including replacement floor joists, ceilings, walls, bedrooms, kitchens, bathrooms and furnishings. We then found tenants just days after completion.

Our client achieved a 106% margin on cost within 12 months and gross yields in excess of 17% pa, compared to typical margins on cost of 20% and equivalent gross yields of 5.5%
